Renewal Increases

Renewal lease rates have many contributing factors, including market rate, unit amenities, floor, and square footage, the most significant being building inventory. For these reasons, rates will fluctuate with the economy and availability.

Renewals are based on gross rates, not net or additional concessions on your previous term. These were all factors for that term, not the upcoming one.

Renewal rates are not based on resident experience. Resident experience should dictate whether that day-to-day life is worth continuing residency, as your rate does not affect these situations.

Amenity Fees

The amenity fee is mandatory for all residents. Many residents have gym memberships outside Two Lincoln Square or don’t need the playroom. Still, the fee also covers the other resident spaces, including the resident's lounge, the rooftop deck, and the conference room. This fee allows access to all of these amenities at your discretion.

Please fill out the request form below; our team will review and respond as soon as possible.  Remember that if approved for a decreased rate, an offer will be sent and must be accepted within 24 hours of receiving it. All offers will be made through Docusign.
